What is a Buyer's Agent?

  1. Representation of Your Own
A buyer's agent works with you to represent your best interests and usually requires a buyer's broker agreement to be able to represent you exclusively and be guaranteed compensation for their hard work. Compensation is most often not paid by you, the buyer, but by the seller's MLS listing agreement.
  2. Saves You Time
    • Provides custom MLS searches and comparisons with recent sales.
    • Helps you organize showings and find homes that meet your criteria and preferences.
    • No fence? We can negotiate one in the offer !
  3. Expertise in Negotiations
In today's market, sellers are motivated, and prices are at a level that it is a great time to buy. A buyer's agent will help with the mass of documents involved in making an offer, including a negotiation strategy for buyer and seller counter offers, including closing costs, and a good price. Solid evidence for the offer strategy includes detailed comparisons on recent sales. Negotiations continue with the inspection and repair addendum, to make sure that repairs are done and re-inspected as a part of the negotiation strategy.
  4. Financing the Right Way
A buyer's agent will have excellent resources for financing that have worked well in this market. By using a mortgage broker that has provided excellent service, an important part of your purchase is assured to have a successful closing.
  5. Home Inspections
A home inspection is a valuable negotiating tool. A buyer's agent will help you with the home inspection process and in negotiating any repairs if needed.
  6. Escrow and Having a Successful Closing
Communication with the listing agent, seller, buyer's agent, lender, and escrow officer are necessary to maintain all of the details that are needed to have a successful closing. A buyer's agent will make sure that everything is coordinated and working towards this goal.
The CRS designation, awarded by the Council of Residential Specialists, is the highest professional designation awarded to Realtors  in the residential sales field.
